LANDLORDS

ADDITIONAL NON OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE)

Set up fee  £150.00

  • Agree on the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Advise on non-resident tax status and HMRC (if relevant)

Inventory Fee (Landlord Share)  Not applicable (we do not provide this service)

  • Quote will be provided by the contractor on request. It usually includes preparing an inventory and schedule of condition of the property, explaining how appliances function and taking meter readings for utilities and services.

Deposit Registration Fee  £25.00

  • Register landlord and tenant details and protect the security deposit with Government Authorised Scheme.
  • Provide the tenant(s) with the Deposit Certificate and prescribed Information within 30 days of start of tenancy.

Additional property visits £50.00 per visit

  • To attend for specific requests such as neighbor disputes; more visits are required to monitor the tenancy; or any maintenance linked visit.

Submission of non-resident landlords receipts to HMRC £25 quarterly

  • To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC.

Arrangement fee for works over £150.00 10% of net cost

  • Arranging access and assessing costs with contractor;
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

Arrangement fee for refurbishments over £10000.00 8% of net cost

  • Arranging access and assessing costs with contractor;
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

Obtaining more than two contractors quotes £25.00 Per Quote

Rent Review Fee £150.00

  • Review rent in accordance with current prevailing market condition and advise the landlord
  • Negotiate with tenant
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement
  • Serve Section 13 Notice if tenancy is on a rolling monthly basis

Renewal Fee (Landlord Share) £50.00

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Check out Fee Not applicable (we do not provide this service)

Quote will be provided by the contractor on request

  • Agree with tenant check out date and time appointment
  • Instruct inventory provider to attend
  • Negotiate with landlord and tenant any disbursement of the security deposit
  • Return deposit as agreed with landlord and tenant to relevant parties
  • Remit any disputed amount to Scheme for final adjudication
  • Unprotect security deposit
  • Instruct contractors; obtain quotes; organize repairs/replacement / cost of any broken or missing items

Court Attendance £50.00 per hour

TENANTS

BEFORE YOU MOVE IN:

Set up fee £250.00 or equal to one week’s rent, whichever is higher.
Referencing up to one tenant (identity, immigration and visa confirmation, financial credit check, obtaining references from current or previous landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing on terms) and arranging the tenancy and agreement.

Additional Tenant Fee £200.00 per tenant
Guarantor Fee £200.00 per guarantor (if required)
Permitted Occupier Fee £100.00 per permitted occupier
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.

Accompanied Check-in Fee Not applicable (we do not provide this service)

DURING YOUR TENANCY:

Amendment Fee £50.00
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.

Renewal Fee (tenant’s share) £50.00
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

ENDING YOUR TENANCY:

Check out Fee Not applicable (we do not provide this service)
The quote will be provided by the contractor on request. It usually includes attending the property to undertake an updated schedule of condition based on the original inventory and negotiating the repayment of the security deposit(s).

Future Landlord Reference Fee None

Collecting information and preparing a reference for a future landlord or letting agent.

OTHER FEES AND CHARGES:

Lost Security Items £50.00 plus item cost
Obtaining necessary permissions, sourcing providers, and travel costs.

Out of hours services, £50.00 per hour plus any actual costs incurred
Where actions of the tenant result in the agent(or nominated contractor) attending the property, time to remedy the situation is charged at the prevailing rate.

Unpaid rent / returned payments £4 Per Day / £15 for the returned cheque

Professional cleaning if required £20.00 per hour which will be deducted from the Security Deposit. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
